Council against development of 19 metre dwelling complex on Bribie Island

AFTER a 30-minute debate in Moreton Bay Regional Council’s General Meeting on January 25, eight out of 12 present councillors voted against the development of a three-storey dwelling complex on 235 Welsby Parade, Bongaree.


Each floor is proposed to contain a standalone three-bedroom unit with office, master and ensuite, rumpus/media room, laundry space and main balcony. There would also be a communal roof deck level including a bathroom, BBQ, seating and dining space with pergola, infinity pool and landscaping.

The proposal involved a predominately concrete rectangular structure with ground floor parking, four single level units and a private roof terrace on the first block closest to the Bribie Bridge (from Sandstone Point), and opposite the public foreshore. 

Although the MBRC Planning Scheme Building Height Overlay maximum building height of 15 metres applies to this land, the total height proposed is 19.2 metres. 

Cr Brooke Savige spoke adamantly against the proposal, claiming the approval did not meet community expectations.

“In my opinion, the best outcome is for this application to be refused,” Cr Savige said. 

Her concerns were around carparking, driveway access, site cover, waste collection and most significantly the building height.

“I’m not confident that it’s been carefully considered enough.

“I am very concerned about it.”

She said that residents have been very clear about their disliking of height, and this building would dominate the view across the waterfront, extruding above the tree line unlike every other building on the island. 

“It will change the look of Bribie.

“Does the height fit with the character of the area? Is it the type of building you would expect to find in the area?”

Cr Savige also suggested the environmental impact this development would have on the island, as similar future residencies would increase the Bribie population significantly. 

Cr Tony Latter agreed with Savage’s arguments, especially given the building would be visible from the Bribie Bridge as people come onto the island. 

The application was publicly advertised before the last general meeting, however received zero submissions. 

The development application was refused.
